General Home Inspection
Welcome Matt Home Inspections offers general home inspections and other ancillary services listed. As a Licensed Home Inspector in Ohio, I am required to carry Errors and Omissions Insurance along with general liability coverage. A home inspection does not guarantee against future problems and does not assure compliance with local codes. Welcome Matt Home Inspections, LLC will adhere to the ASHI Code of Ethics.
Welcome Matt Home Inspections, LLC follows the ASHI standard of practice for home inspections. Your report will be furnished using the latest version of Home Inspector Pro, a professional software program for Home Inspector Professionals. Your completed report will be furnished to you by email in PDF format. Your inspection will take approximately 3-4 hours, depending on the size of the home.
Due to every house being different in size, age, type along with other factors, it is best to call for accurate pricing. Welcome Matt Home Inspections, LLC will provide a fair and competitive price. A pre inspection agreement and payment must be provided prior to the inspection.

Mold Inspection
The mold inspection is performed in accordance with the Mold Inspection Standards of Practice of the International Association of Certified Indoor Air Consultants (www.IAC2.org) .
The test will involve a non-invasive visual examination of the readily accessible, visible and installed systems and components of the home. The limited mold inspection does not include a visual examination of the entire structure as required by the IAC2 standards, but is limited to a specific area.
Welcome Matt Home Inspections, LLC will take at minimum, one mold sampling. A carpet, swab, tape, or an air sampling will be taken and sent to a laboratory for analysis. The limited mold inspection is a fast and affordable way to confirm the existence of mold and, if possible, determine the type of mold present in a specific, defined area. Radon Testing
Radon is an odorless, tasteless, invisible gas produced by the decay of naturally occurring uranium in soil and water. Radon is a form of ionizing radiation and a proven carcinogen.
Radon is found in outdoor air and the indoor air of homes of all kinds. It typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation. Your home traps the radon inside, where it can build up. Any home may have a radon problem.EPA estimates that about 20,000 lung cancer deaths each year in the U.S. are radon-related. Radon exposure is the second leading cause of lung cancer after smoking. Welcome Matt Home Inspections, LLC can perform a short-term test using a continuous monitor. The short-term test will last a minimum of 48 hours up to 72 hours.

Wood Destroying Insect Inspection
Welcome Matt Home Inspections offers Wood Destroying Insect Inspections. A NPMA -33 form will be generated during your home inspection and report findings such as termites, carpenter bees, carpenter ants and powder post beetles.
Getting a WDI inspection done before buying or selling your home can save thousands of dollars in potential structure damage caused by termites and other insects. In some cases, a WDI report may also be required to obtain a mortgage from the bank.
